What Drives Rental Demand in Conroe?
Conroe is one of the fastest-growing cities in the Houston region. The Census Bureau named it the fastest-growing large city in the country from 2015 to 2016, with 7.8% growth. It also ranked No. 20 on the 2025 U-Haul Growth Index. That growth brings different kinds of renters, and each needs a slightly different leasing approach.
I-45 Commuters and Local Employers
Many Conroe renters commute south on I-45 to The Woodlands and Spring, or work locally. The city has linked its growth to jobs at the Conroe Park North Industrial Park and the ExxonMobil campus in Spring. These renters value online rent payment, quick maintenance responses and easy highway access.
Conroe ISD Families
Conroe ISD serves 72,757 students in 2025-26. Families often choose a rental by school zone and tend to sign longer leases, which means lower turnover for owners.
Lake Conroe Lifestyle Renters
Homes near Lake Conroe and the Sam Houston National Forest attract renters who want outdoor space and a slower pace. These properties often command higher rents, but they need pricing and listing photos that show the lifestyle, not just the floor plan.
